Location:

Generally 32 miles northeast of San Angelo and approximately 10 miles west of Ballinger in Runnels County, Texas. Access from Ballinger is by some 6 miles of paved Highway 67 and FM 2133 and 4 miles of graded caliche County Road 287.

Description:

The ranch is generally gently rolling native pasture with a light to moderate cover of mesquite, a little cedar, and a few big pecan trees. The river provides the north boundary for just under six miles. It has both deep holes and shallows as well as high bank and low bank. County Road 287 is laned and bisects the ranch for several miles. The ranch shows excellent, long term range management and has a good turf of native grasses. Several old fields could be reclaimed and put back in cultivation. It is watered by the river, two seasonal creeks, and 18 good dirt tanks. No wells are present except for an old hand-dug well on the west side that is not in use. Several wells are in use within a mile of the ranch in every direction. In particular is a 300 GPM irrigation well about a mile off of the south fence.

Minerals:

Sellers will convey one eighth (1/8) of the minerals and royalty under the ranch. The ranch has two producing wells in fairly close proximity to one another and under one operator. Sellers will retain one fourth (1/4) of the wind rights. They have not been approached about a wind lease nor does this ranch appear to have desirable wind farm features.

Improvements:

The ranch is fenced and cross-fenced with net and barbed wire in good condition. An older ranch house is adequate for hunters or a hired hand. The headquarters has a functional barn and set of working and shipping pens, and another set of pens is located south of the county road.

Game:

Whitetail deer, turkey, bob white quail, dove, and wild hogs. The Colorado River is a major flyway for migrating ducks and geese. The current hunters have leased the ranch for several years and have managed it very well taking 15-19 mature bucks and some 40 doe per year.

Remarks:

This ranch is somewhat unique in that it is one of a dwindling few large, river-front ranches in central Texas. It provides excellent hunting and livestock habitat with fishing to boot.
